Housing in Final Fantasy XIV is famously scarce. Plots open and close constantly as players relocate, demolish abandoned homes, or win the lottery elsewhere — and with thousands of hopeful tenants on every world, an empty plot rarely stays empty for long. XIV Housing keeps a continuous watch on every ward so you don’t have to camp the aetheryte refreshing the placard yourself.

We cover all five residential districts: Mist, the Lavender Beds, the Goblet, Shirogane and Empyreum.

How the housing lottery works

Open plots are claimed through a lottery rather than first-come, first-served. During the entry phase you travel to the plot and place a deposit to enter; when the results phase begins, the game draws a winner at random from everyone who entered. Every plot on a world shares the same global lottery cycle, so entries and results happen at the same time everywhere - the live countdown at the top of the page tells you which phase you are in.

Because the odds depend on how many other players enter, the ticket count beside each plot is the number that really matters.

Our listings are kept fresh by the community. Players running the open-source PaissaHouse plugin update the tracker automatically every time they pass through a housing ward, so popular worlds refresh within minutes and the data reflects what’s actually available in-game right now — not a stale snapshot from hours ago.

Frequently asked questions

When a plot is available, players enter a lottery by placing a deposit during the entry phase. After the entry phase ends, the game randomly selects a winner from all entrants during the results phase. Every plot across a world shares the same global lottery cycle, so the entry and results windows happen at the same time everywhere.

Each cycle has a five-day entry phase followed by a four-day results phase, so a full lottery runs about nine days. The live countdown at the top of the page always shows which phase is active and how much time is left.

Nothing is lost. If you're not drawn as the winner, your deposit is refunded and you're free to enter again next cycle. Winners must return during the results phase to claim their plot - if they don't, it's available again in the next round.

To buy a private estate your character must be at least level 50 and hold the Grand Company rank of Second Lieutenant or higher. Free Company housing instead requires the FC to reach rank 6. Either way you'll need enough gil for the plot.

Plot prices depend on the size and how sought-after the district is. Small plots are the cheapest, with Medium and Large costing progressively more, and plots in popular wards command a premium. You pay the land price up front when you win, plus a smaller deposit to enter.

Housing comes in two forms. Each character can own a single private estate, and you can separately belong to a Free Company that owns its own house - so many players keep both a personal home and an FC home.

Some plots are set aside for Free Companies and others for private, personal ownership. This tracker labels every open plot by type and lets you filter to just FC plots or just private ones, depending on what you're after.

Plots free up when houses are demolished or their owners move on. To stop housing being hoarded, the game automatically demolishes homes whose owners haven't logged in for a long stretch, and players also relocate or sell to upgrade. Every freed plot re-enters the lottery.

Data is crowdsourced through the PaissaHouse plugin. Every time a player with the plugin visits a housing ward, open-plot information for that ward is updated on the tracker.
